Offer Components

 

Confirm Terms -

  • Offer Price - plus identification of % cash down and financed amount

  • Contingencies - If any

    • If any, most common are Finance, Appraisal, Inspections

  • Escrow Period - The lender drives how fast the escrow can close, traditionally if financed and financing is conditionally approved escrow can be ~ 18-22 days. To remain competitive, the faster the escrow the better

Financing -

  • Provide POF (proof of funds) for the down payment. The purpose is to show the seller you have the liquid funds needed to close (down payment + closing cost which average about 1-2% of the purchase price). POF can be shown with bank, brokerage statements or a letter from your Private Banker verifying funds. If paying cash, same is required, most common POF is done through a letter from a Private Banker.

  • Provide Pre-Approval letter from lender. Once you start writing offers, I work with your lender and request letters for each individual offer submitted

Listing Package Disclosures -

  • Read and signed acknowledgement of all documents provided by the Seller by way of the Listing Agent. This shows good faith that you read all the associated disclosures and understand the purchase. These are signed via Docusign.
