5 STEPS TO SELLING A HOME

 

1. INITIAL MEETING:

This is where we’ll talk about the process of selling your home. I have created a framework that will dive into the critical points that will be the foundation of the strategy to get your home sold! Key topics we will discuss:

Market Data: I will bring a comp analysis of your neighborhood (micro) and the city (macro) to the first meeting. This micro and macro market data will provide the context needed to help ground you in data so you are well informed and confident in the list price of your home that will attract the most potential buyers.

Preparing Your Home: We’ll walk through your home and discuss what can be done to ensure your home shows well to today’s modern buyer. We can talk through different levels of improvements and how they will help position your home in the best light to get you top dollar.

Your Home Selling Team: I will review the players that will be part of the “get your home sold” team and provide details on their roles. I understand that you are a busy professional and it is my goal to make the process as seamless as possible for you. I will take leadership of the process and manage the extended “get your house sold” team.

Review the Basics: 

  • Top Line Marketing & Sales Strategies

  • List Price, Market Price and Premium Price: You will leave this meeting with a clear understanding of pricing strategy traditionally used to get your home exposed to the most buyers possible.

Marketing & Exposure for your Home:

I will review the types of marketing tools used for exposing your property to a wide audience of buyers. We’ll review the likely target audience/buyer for your property.

Disclosures Galore! Real estate is an industry driven by disclosure. I will provide context on the “disclosure package” which is 200 pages+ of mandatory disclosure items involved in a sale/purchase of property in San Francisco.


2. CRAFT THE SALES & MARKETING STRATEGY

You will receive a custom plan to market and sell your home.

Pre-Sales strategies including but not limited to:

  • Micro and macro market information for your neighborhood and SF to ground our discussions and decisions with data

  • Home preparation from home staging, updates, painting, de-personalizing, and organization

Marketing strategies including but not limited to:

  • Property exposure thru paid, earned and owned social media channels

  • Property exposure thru traditional methods: MLS, Brokers Tour, Open Homes, Mailings, Network exposure

  • Optimal timing for property exposure, list price selection, offer date process


3. OUTLINE the OFFER PROCESS

I will manage the offer process from beginning to end including but not limited to the following:

  • Communication with you, buyers and buyers’ agents: Communicate efficiently and effectively with you so you are able to make best decision based on offers received.

  • Communication with buyers & buyers agents ensuring all interested buyers have all the docs needed/required, understand the offer process and have all the information they need to be prepared to write an offer on the property.

  • Negotiate with buyers agents to achieve best outcome for you


4. MANAGE THE ESCROW PROCESS

Once contract is ratified I will work with all parties to ensure all deadlines are met and the transaction closes on time.


5. IT SOLD, NOW WHAT?

  • Provide you with all transaction details for your records in format of your choice – cloud, PDF’s, hardcopy

  • I stay with you as your Real Estate Connection to help support you through your home transition
